What you're actually renting
A private office is a lockable room reserved for one team inside a serviced centre. The room is yours; reception, meeting rooms, kitchen facilities and internet infrastructure are usually shared with the other occupiers.
That shared part is where proposals diverge. Meeting-room allowances, access outside business hours, guest handling, printing, deposit and notice terms can turn the same desk rate into a very different total cost.
How many desks does your team actually need?
5–10 desks
The most common requirement in Hong Kong. Ask whether the quoted room includes anywhere to take a call, or whether that comes out of your meeting-room allowance.
20+ desks
Managed and enterprise suites, often configured to your specification. Worth comparing against a conventional lease at this point, and worth negotiating expansion rights into the agreement.
